2011-01-29 1E Sill Detail


This door is suppose to sit directly over aluminum threshold, but the door sits behind the threshold. The existing aluminum threshold is 4" wide.


This poor detail is a major source of heat loss in winter and heat gain in summer. There is no insulation or thermal breaks anywhere around this door.


The top of the aluminum threshold is less than 2 1/4" above subfloor while the bottom of the door is 2 3/4" above subfloor. The neoprene door bottom should fit tightly between the door and threshold. This door bottom will barely come into contact with the finished wood floor allowing 1/2" of outdoor air inside. This is a very poor detail.

Gypsum board ceiling was removed in stairway to extend masonry walls to underside of roof deck.

Several pipes burst on Friday, January 21, 2011 between 4pm and 5pm. Building water was turned off by 5pm and the Contractor repaired pipes Friday evening. The thermostat was set for 70˚ but the actual temperature reading was 55˚. There appears to be a problem with the HVAC system. The Contractor is investigating this situation.


The newly installed plywood subfloor has been pulled out of Master Bedroom to allow air scrubbers and fans to rid unit of excess moisture.


Plywood subfloor has been removed from 2nd Bedroom. Air scrubber and fan are running to rid unit of excess moisture.


Plywood subfloor has been removed in hallway from back door to front door.


Two (2) fans and an air scrubber have been set up in the Living Room area to remove excess moisture from unit.

East wall of Master Bedroom has been fully insulated with batt insulation. Mold resistant paint has been applied to all exposed surfaces.

There is a recess in the brick demising wall that requires some creative thinking.


The masons will remove the brick that sits on a piece of 2" X 4" directly above the recess in the demising wall.


The masons will provide a steel lintel to build masonry walls up to underside of roof deck. The wood joist covered with vapor barrier will sit on brick.

The large gap between threshold and bottom of door should be sealed with weather stripping.


Back wall of laundry closet has been removed exposing chase wall. Refrigerant line sets for HVAC units can be seen going up to roof.
